How Does It Work?

The MaxPrice™ Home Salability Analysis was created by a top award winning real estate professional who has sold hundreds of homes during 20 years in business, in concert with Aranya Software Technologies, Inc--a Kansas City-based software engineering firm.  He spent years researching the dynamics of home selling and invested thousands in creating the analysis software to help homeowners understand just how prepared (or, as is often the case--unprepared) they are to compete and win in today's challenging marketplace.  Seven major Selling Indicator categories were identified, and within those seven the key factors that influence whether a home will, or will not, likely sell.

The technology software determines the home's mathematical odds of selling based on seller responses to the seven Selling Indicator categories, employing about 60 multiple-choice questions with 228 weighted answers, resulting in one of over 110,000 reporting combinations.  It's your home's selling DNA, unique to each homeowner.  The questionnaire will reveal key information about you and your house, measuring your level of motivation, neighborhood dynamics, the home's condition inside and out, and price and market issues, all of which will determine your unique HomeSelling Score.

There are no "wrong" answers, just honest responses.  As you consider and answer each question, you'll begin to see the accumulative impact of even the smallest details involved in selling a home, and how they add up to your success or failure.

Seven Selling Indicators

  • Homeowner Indicators
  • Neighborhood & Exterior Indicators
  • Interior Indicators
  • Mechanical Indicators
  • Price & Market Indicators
  • Incentive Indicators
  • Agent Indicators

A high score is great, but not always possible!  A low score indicates a low likelihood of selling, while a middle to upper score points toward a higher probability a buyer will purchase your house. However, if the score is lower than expected, that's OK. The analysis report will give you specific advice on how to raise your score and get into the game, including what projects, improvements and possible staging your home needs to sell at peak price.  The end-game is not the score itself; it's what you learn that will score the buyer for your house.
