Each agent has one rental application link. The applicant picks the property from your list of rentals and works through the sections: about you, an emergency contact, employment (the questions change with their employment status), residential history, vehicles and parking, and a few questions about pets and their record. They give three consents before submitting.
Documents are requested to match their answers: photo ID, three months of bank statements, pay stubs, a CRA Notice of Assessment and others, up to 13 uploads. They are kept in private storage that only you can open.
The Rentals inbox lists every application with its status: new, reviewing, approved or declined. Open one to read it and view its documents. You get a notification in the app when a new application arrives, and you choose which listings appear in the applicant's list.
Mark a listing as a lease and the wording follows: Leased, leased price, days to lease, on your pages and your client's. The net sheet switches to lease terms, commission in months of rent plus HST, first and last month and a key deposit, with no damage deposit, which Ontario does not permit.
The Chrome extension's Post tab pre-fills Kijiji, Facebook Marketplace, Apartments.com, Zillow Rental Manager, Zumper and Rentals.ca from the listing, with your photos in order.
