Listing description generator

Enter the property type, the rooms, the city and a few features, and it writes the public remarks you paste into your MLS. No address needed, and nothing you type is saved.

Describe the home
Up to 3 a day, no account needed.
Features and upgrades (3 to 8)

A draft to edit and check. Every fact in it should match the home before it goes on the MLS.

How it works

Give it the facts a buyer would read off the listing: the property type, the bedrooms and bathrooms, the approximate size, the city or neighbourhood, and three to eight features in your own words. It writes one paragraph of public remarks from those facts alone, opening on what sets the home apart and walking it in the order a buyer tours it, and holds it to the 2,000 characters Matrix and Realm take. Then it runs the fair housing listing checker's scan over the result and shows anything it flags.

What it leaves out

It won't add features you didn't give it or name schools and parks you didn't mention. It leaves out the price, the taxes, exact room sizes, your contact details, showing instructions and commission, which don't belong in public remarks. It skips the worn phrases buyers skim past, like "nestled", "boasts" and "pride of ownership", and it describes the home without saying who should live there, so you won't get "perfect for a young family".

Canada or the United States

The market switch sets the spelling and the rules the copy keeps to: Canadian human-rights and fair-housing rules with below-grade bedrooms written as 3+1, or the federal Fair Housing Act with American spelling and lower-level bedrooms described in words. It starts on the market your device's clock is in.

Frequently asked questions

Is the listing description generator free?

Yes. Anyone can write three descriptions a day here without an account. Inside Listing Launchpad the MLS description is on every plan, Free included, and it's written from the whole listing record.

How long can MLS public remarks be?

Matrix and Realm, the MLS input systems most Ontario boards use, take 2,000 characters in public remarks, spaces and punctuation included. Other MLSs set their own limits, so check yours. The generator writes to 2,000 and shows the count under the result.

Why doesn't it ask for the address?

It doesn't need one to write good remarks, and your seller's address shouldn't go into a website you haven't signed up for. The city or neighbourhood is enough to place the home, and the street goes in your MLS listing, beside the remarks.

Will the copy pass a fair-housing review?

It's written to describe the home and leave out who should live there, and every result is run through the same scan as the fair housing listing checker, with any flag shown under it. The scan is pattern-based, so read the copy yourself before it goes on the MLS under your name.

Is anything I type saved?

Listing Launchpad doesn't store the facts or the description. They go to the AI model that writes it and come back to your screen, and they're gone when you leave the page unless you copy them. The tool counts how many descriptions each connection writes in a day, to keep it free.

Write the whole launch kit from one listing

Inside Listing Launchpad the description is written from the listing record you build once, beside the social posts, emails and the other remarks fields, each held to its limit and checked for fair-housing wording. Free to use. No credit card.
