Sellers want the number they walk away with, and they want it before they sign. Listing Launchpad builds a seller net sheet from the listing you already have, lets you adjust every line in front of them, and gives them a link they can open again at home.
Try the net sheet freeThe seller net sheet in Listing Launchpad starts from the listing's price and commission, then adds HST on commission, mortgage payoff and discharge, legal fees and other closing costs to show the seller's net proceeds. You can print it or share it as a live link, and lease listings get a lease net sheet in months of rent.
The net sheet reads the price and commission from the listing, so you are not retyping them. The listing's commission field is the total commission, and the cooperating brokerage's share comes out of it, which is how the sheet shows it. Add the mortgage payoff, the discharge fee, legal fees and anything else the seller will pay, and the net updates as you type.
Before the listing sells, the sheet starts from the list price. After it sells, a new sheet starts from the sold price. Once you have edited a sheet, it keeps your figures, so update the sale price yourself when an offer comes in above or below list.
Share creates a link to a live copy of the sheet. Your seller can open it on their phone that evening, change a number to see what happens, and nothing they change is saved or touches your sheet. The shared page carries your logo, tagline and brand colour. You can also print a one-page version.
When the listing is a lease, the net sheet switches to lease terms: commission in months of rent plus HST, and first month, last month deposit and key deposit as separate lines, with no damage deposit, which Ontario does not allow. The bottom line is the landlord's cash position at signing, with the deposit held shown beside it.

It is an estimate of what a seller keeps after the sale: the sale price less commission and the HST on it, the mortgage payoff and discharge fee, legal fees and any other closing costs. Agents usually present one at the listing appointment and again when offers come in.
