It holds your letter, a likely price with a low to high range and your reasoning, your comparable sales, an optional net proceeds slider the seller can drag, and a link to one of your own listing pages as proof. You see when they opened it, where they left the slider and whether they tapped Yes or I have questions.

A letter that is the editor

You write the pitch on the page exactly as the seller will see it. Set the likely price, the low and high ends of the range and your reasoning. Add comparable sales with the address, a note, the price and days on market, typed in or brought over by pasting a OneHome share link, with sold comps ticked and active ones marked for sale.

While you edit, each comp shows as a dot on the price range, and one that falls outside it is flagged so your range and your evidence agree before the seller sees them. Hide any section you do not need for this seller.

Show them the number that matters

Add the net sheet and the seller gets a price slider that shows what they would take home at each price after commission, HST and their mortgage. Link one of your own listing pages as proof of how you would market their home.

Switch the pitch live, fill in who it is prepared for and copy the link. The seller needs no account, and the page is hidden from search engines.

Know what they read

The pitch tells you when the seller opened it and how often, where they left the price slider, whether they clicked through to your proof, and whether they tapped Yes, I have questions or your phone number. That is your agenda for the follow-up call.

Frequently asked questions

Does it pull comps from the MLS automatically?

No. Paste a OneHome share link you built in Matrix and the comps come in, or type them yourself. It has no live MLS feed.

Does it suggest a list price?

No. You set the likely price, the range and the reasoning. The pitch shows your comps against your range so the two line up.

Can I send it from Listing Launchpad?

Copy the link and send it by email or text, the way you would send anything else to that seller.

Will I know if the seller opened it?

Yes. You see each open, where they left the slider, and whether they tapped Yes or I have questions.
