Mark any field Ask client and the seller answers it on its own screen, with Not sure and Add a note under every question. Answers wait in your change log for Approve or Reject, and sellers can also sign off on photos and the open house.
Every field on the listing has an Ask client button. Mark the ones only the seller can answer: the year the roof was done, the rental water heater, the average utility bill, the inclusions. Asks you make within half an hour go out as one email, so your seller gets "confirm 12 details" once instead of twelve emails.
Some fields are never asked, like board numbers and your co-agent's details, so a seller is never shown something only you should fill.
Your seller opens the link on their phone and gets a welcome, then one question per screen, each asked the way the form asks it: a list to pick from, Yes and No, a year, a number. Under every answer are Not sure and Add a note. A value you already filled can be confirmed with That's correct, and the description can be approved or sent back with suggested edits.
Next skips to the next question still waiting, so a seller who stops halfway finishes where they left off. All info shows them the whole listing at a glance.
Every answer lands in the listing's change log. Approve it and it goes into the field marked verified, reject it, or convert it to a private note when the seller wrote words rather than a value. You are notified once per session, in the app and by email or in your morning brief, as you prefer.
Choose what the seller sees, tab by tab: hidden or view only. Your private client information, internal checklists and email are never shown. The share dialog tells you whether the invite was delivered, bounced or went to an old link, and you can pause, regenerate or revoke the link.
Sellers can also sign off on the photos and the open house plan: read and approve, or ask for a change. A sign-off reopens if the content changes after they approved it.
When the deal closes, send the Property Vault, the seller's home file: key dates, the sold price, a net summary, documents, media and your recommended pros. You see how many times they opened it, which is a reason to call on the anniversary.
