Status Certificate

The status certificate, handled

On an Ontario condo listing, the status certificate is the document every buyer agent asks for and nobody wants to email twenty times. Listing Launchpad tracks it from the day you order it, keeps the files on the listing, and hands them to buyer agents through a link that records who asked.

In short

On condo listings, Listing Launchpad adds a Status Certificate tab. It tracks the ordered and received dates with a 10-day delivery countdown, stores the certificate and its documents, and can publish a request page where buyer agents leave their name, brokerage and email and receive a 24-hour download link, with every request in an access log.

From order to delivery

The tab only appears on condo listings. Record the date you ordered the certificate and the date it arrived. While you wait, a countdown tracks the 10 days the condominium corporation has to deliver it, and the deadline sits on your agenda with everything else. Once the certificate is more than 30 days old, the tab tells you, so you know to order a fresh one before a buyer's lawyer asks.

Record the fee, which flows into the commission calculator's expense line, and the management company. A remarks line lets you tell buyer agents anything they should know before they open the documents.

Share it without the email chain

Upload the certificate and every document that came with it: the declaration, bylaws, budget, reserve fund study, insurance certificate. Then switch on the request page. A buyer agent enters their name, brokerage and email and gets a link to a ZIP of every document, valid for 24 hours.

The access log shows the last 20 requests, so you know which agents have the documents, which is often a better read on interest than showing feedback. Requests are rate-limited so the page cannot be scraped.

Let the documents fill the condo fields

Pull the details from them has the AI read up to five of the uploaded documents and fill the condominium fields on the listing that are still empty: fees, what they include, the corporation number and the rest. It never overwrites a value you already entered.

Frequently asked questions

How long does a condo corporation have to deliver a status certificate in Ontario?

Ten days from the request and payment of the fee, under the Condominium Act. Listing Launchpad counts those 10 days from the ordered date you enter.

Can buyer agents download the certificate themselves?

Yes, through the request page. They enter their details and receive a download link by email that works for 24 hours. There is no open download without that step.

Will I know who has the documents?

Yes. The access log lists the most recent 20 requests with each agent's name, brokerage and email.

Does it remind me if the certificate is late?

The countdown shows on the tab and the deadline is on your agenda. It does not send a separate email.
