AI tools for real estate agents in Canada: what to check

Choosing AI software as a Canadian agent means checking more than features. Before you buy, check the price in Canadian dollars once credits are counted, where your clients' information is stored and whether it's used to train AI models, whether email and texts follow CASL, how FINTRAC records are handled, and whether the tool works with your board's MLS input system. The tool can help with each one, and the responsibility stays with you and your brokerage.

AI tools work much the same on either side of the border. The differences hide in details a demo skips: the currency on the invoice, the country your client's ID photo is stored in, the unsubscribe line in an email, the form your board uses to take a listing. Here's what to check, and what to ask the vendor.

Pricing in Canadian dollars, and how credits add up

A tool priced in US dollars costs more than its sticker by the exchange rate, often plus a foreign transaction fee on your card. Then add the meter: many AI tools sell image and video work in credits on top of the monthly fee, so a cheap plan can cost more than the next tier once you stage three rooms and make a video on every listing.

Compare the cost of one real listing in Canadian dollars. Add up the copy, photo edits and video you'd make for it, then ask what one credit buys, whether unused credits roll over and whether a failed render is refunded.

Privacy: PIPEDA, where data lives, and AI training

Client names, ID images and offer terms are personal information, governed by PIPEDA or your province's own private-sector privacy law where one applies. PIPEDA doesn't forbid processing outside Canada, but the federal Privacy Commissioner's guidance says you stay accountable for information in a service provider's hands, and that clients should be told plainly when it may be processed in another country.

  • •Where it lives. Ask which countries hold your data and which companies process it, AI model providers included.
  • •Training. Ask whether the vendor or its providers train models on your content or your clients'. The privacy policy is where that promise should be written down.

CASL for email and texts

Canada's anti-spam law covers commercial electronic messages, texts included. Each one needs the recipient's consent, has to identify you with a way to reach you, and needs an unsubscribe. A tool sending mail in your name doesn't take that responsibility off you, so check that its messages carry an unsubscribe and your details.

FINTRAC client identification records

Real estate brokers and sales representatives must verify their clients' identity for certain transactions and keep client identification records. Collecting a client's ID isn't the same as verifying it. FINTRAC sets out which methods count, and when the client isn't in front of you, a photo of their licence isn't enough on its own. Ask what the tool collects, who can open the images, and which part of the job it leaves to you.

Your regulator's advertising rules

In Ontario, RECO requires your brokerage's name, clearly and prominently, and bars statements that are false, misleading or deceptive, so a claim like "best value in the city" has to be one you can back up. AI copy is your advertising once you publish it. Look for a tool that flags unsupported claims and wording that describes the buyer instead of the home, which can run against provincial human rights codes. Outside Ontario, your own regulator's advertising guidance applies.

MLS input systems differ by board and province

Boards use different MLS input systems, and they differ again by province, so a form-filling tool that works for one board may do nothing at another. Check the list of supported boards, ask whether support is verified end to end, and make sure the final Submit stays with you.

French and other languages

Quebec has its own rules on French in commercial advertising, New Brunswick is officially bilingual, and francophone communities across the country often want listings in French. In parts of Ontario, many buyers read Punjabi, Mandarin or Arabic first. Ask which languages the tool translates into, and whether the public listing page can switch language for a buyer.

Canadian vocabulary and formats

Copy from a tool trained mostly on US listings gives itself away. Check for:

  • •Spelling and addresses. Neighbourhood and colour, provinces and postal codes.
  • •Money and tax. HST or GST on commission, land transfer tax, condo fees in place of HOA dues.
  • •Board vocabulary. The words your board's form accepts for style, heating and parking, and room sizes in its units.
  • •Local documents. Status certificates, roll numbers, the agreement of purchase and sale.
